We are happy to hear from landowners and agents who have potential sites to develop alongside our clients and delivery partners.
Our requirement is for land to enable us to build between 8-20 apartments with planning or sites that are capable of gaining planning for C3 residential. We would also consider built or half-built apartment schemes together with existing properties suitable for conversion to residential.
- Land area required is between 0.5 to 2 acres
- Existing or capable of obtaining open C3 planning consent
- Close to amenity including, supermarket, pharmacy and bus stops
- Close to employment opportunity
- Close to leisure facilities
- Central town and city centre locations are preferable but we will consider peripheral locations if the locations criteria can still be met
- Built or partially built apartments
- One or two bedrooms of approximately 600sq ft. (If two storey or above a lift must be present or capable of being added)
- Tenancies in place are acceptable, as long as such tenancies are Assured Shorthold and capable of determination
- Location criteria is the same as for land
Land will be considered with or without planning consent for C3, although those with such consent in place are preferable.
CONDITIONS OF PURCHASE
Land and property acquired on a conditional basis subject to the following:
- Chosen Care Provider Main Board Approval
- Housing Benefit being agreed between the local authority and our Registered Provider
- Satisfactory title
- Land will be acquired subject to planning consent, to our satisfaction
